Finding a home designed to meet handicapped-accessible standards without sacrificing style can be a tall order. But the fully renovated home at 11 Paddington Circle in Bronxville, NY offers just that.

The priority of the home’s 2007 renovation was inclusiveness, ensuring the Americans with Disabilities Act (ADA) Standards for Accessible Design were met while seamlessly blending into the extensive home remodel. Marrying form and function was imperative in this family home, achieving an easy flow for a wheelchair to travel comfortably throughout the space without sacrificing the home’s style.

While the home’s design is impressive, equally incredible is the list of handicapped-accessible amenities the home touts from the exterior to the interior.  Throughout the home, attention to every detail makes for easy living.

Even before entering the home, the two-car garage welcomes you with a Bruno wheelchair lift.  One can pull in a handicap accessible van easily and comfortably, leaving ample space for a wheelchair to deploy.

On the first floor, a formal living and dining room, powder room, and a massive kitchen and family room space features an abundance of sunlight and exquisite views of the property. In addition to the living spaces, the first floor boasts three bedrooms, two of which are en suites, featuring loads of ADA amenities.

One of the two first floor en suites is 100% ADA compliant.  There are high hats on a remote control to switch lights on and off throughout the space.  The bathroom has a pocket door, meaning no swing in or out, accommodating a 60” turn around radius in both the bedroom and the bath. The bath also features a 30” arm base, a “Roll In” shower, and a wheelchair-accessible sink.

In the kitchen, the hub of the home, no ADA detail has been overlooked.

The large well thought out space features comforts for all, including a sprawling center island with ample room for a wheelchair to move freely around from one side to the other.  At the end of the kitchen island a customized 31” high mahogany counter accommodates the armrests and joysticks of a wheelchair, allowing everyone to feel a part of kitchen gatherings. The microwave is also set in the island for easy access.

All the halls and doorways are within the ADA standard on the first floor.

The hallway throughout the extensive first level is 44” wide. The doorways are all 36” wide, well within ADA code requirements for a radius span of 32-48 inches.  There are no saddles present throughout the first level nor are there any saddles leading out to both the front and back yards spaces.

Throughout the home’s interior and exterior there are multiple 60” turn around radiuses, allowing for easy wheelchair mobility. In the garage, there are 60” turn around radiuses from car to ramp, ramp to landing and in the interior in the mudroom entrance. These turn arounds can also be found within the first floor ADA standard bedroom and bath, as well as throughout the massive kitchen and family room spaces.

The upper level holds three more bedrooms, two baths and another entertainment space.  A bonus space on the upper level could also be finished for a master suite, equipped with its own heating and air conditioning zones and electrical. A lower level features a wet bar and great area for gaming and gathering, as well as a dedicated area for exercise equipment.

Rounding off this exquisite home is a full one level acre of property, providing a park-like setting with complete privacy and ADA compliant details extended to the outdoors.

Directly off the kitchen, the family room highlights the stunning property thanks to large picture windows. Off the family room’s sliders, a bluestone ramp leads to the grand patio, with another ramp leading from the patio to the yard. A garden shed on the property also has a ramp for easy entrance.

This one-of-a-kind home and sprawling property is a rarity in the Village of Bronxville. Just 30 minutes to NYC via Metro North, Bronxville is home to the award-winning Bronxville School, making this the perfect family home.
